We invest alongside our partners and take a hands-on approach from acquisition through operations, ensuring every project is grounded in real economics, thoughtful design, and durable execution.

What we do

We started our company in Seattle in 2009 and our HQ is located in the Fremont neighborhood. We are active in Seattle, Portland, Salt Lake City, and Denver. Wherever we do our work, we become local and engage the community with long term intentions. We strive to create a diverse range of projects, including historic preservation, urban infill residential mixed use, hotel, and creative office.

We work with investment partners, design professionals, artists, and general contractors who align with our values of professional project execution, quality timeless design, arts + culture, and community building. Our mixed use residential buildings are commonly mixed income (market rate and affordable apartments), and we create commercial shops that are amenities for the residents who live in our buildings and the surrounding neighborhoods.
